The Agreement: 
The agreement to let is set out in the booking details which will be sent to you. Once the booking has been confirmed by payment of the requested deposit, the person making the booking is deemed to have agreed to these terms and conditions and is responsible for all persons using the house.

To confirm a booking a non-refundable deposit of £300 per week is required. For bookings made less than 6 weeks before arrival, the total amount is payable in full on booking.

The house and faciltiies are to be used by the named occupants only. A maximum of five adults may occupy the property.

As a guest you are responsible for leaving the accommodation in good order and in a clean condition ie:in a similar state to which you find it (reasonable cleaning excepted); a cleaning charge may be levied

Cancellation or Changes:
In the event of cancellation or change by the guest, efforts will be made to find an alternate date in the same booking year or to re-let the booking.

If this is not possible cancellation terms will be:

  • If final payment has not been made then the deposit only will be retained.
  • In all other cases a refund will only be made if the property can be re-let.
  • For contracts frustrated due to restrictions imposed by government the deposit only will be retained.

It is recommended and expected that you will have or will take out a holiday insurance policy (which includes cancellation insurance covering sickness and unavoidable reasons for cancellation) prior to their stay.

You may bring a dog by prior agreement. It should be house trained and not prone to shedding hair. A dog must not be left alone in the house. No other pets to be brought.

Guest Responsibility:
The supervision of children, babies, dogs and any adults requiring care remains the responsibility of the Guest at all times.

Damage, Loss, Theft:
You agree to inform the housekeeper or owner of any damage or loss however caused, excluding reasonable wear and tear incurred during occupation. Guests should not remove any item from the property. The Owner may ask for reasonable replacement costs.

Guests must allow reasonable access to the property by the Owner or his agent for maintenance given reasonable notice
